Primary Acquisition Criteria

  • Property Type:

    Warehouse, modern & traditional bulk distribution and light manufacturing facilities, strategically located and important to a tenant’s operational profile. Additionally, single tenant medical facilities with high credit, long-term profiles.

  • Size:

    Generally focused on facilities of 50,000-500,000 s.f. We are able to acquire both smaller or larger assets individually or within portfolios. Transaction size $5-$100M.

  • Tenant Quality:

    Investment or near-investment grade credit ratings preferred. We are able to analyze and acquire lesser credit ratings where the tenant “story” and facility location provide adequate adjustment for the risk profile.

  • Lease Term:

    Prefer 5-20 years of lease term, though lesser term may be considered on an individual basis.
